THE BASICS EXPLAINED

 

Most people have bought or rented a home at some point. But being the agent on the other side of that transaction is a completely different thing. And if you’ve never worked in the industry, a lot of it probably feels like a black box. Here’s the short version.

Real estate agents don’t earn a salary. You get paid when a transaction closes; meaning when a buyer purchases a home or a seller’s home sells. That payment is a commission, typically a percentage of the sale price, split between the buyer’s agent and the seller’s agent.

On a team like MKT, a portion of that commission is shared with the team in exchange for everything the team provides: leads, support staff, tools, training, and marketing. It’s the same tradeoff a new salesperson makes when they join a company with an established territory versus building one from scratch. The split is worth it because the volume is higher and the ramp-up is dramatically shorter.

Your job as a buyer’s agent is to help people find the right home, write offers, negotiate on their behalf, and guide them through the process from first showing to closing day. As a listing agent, you help homeowners price and market their property, manage showings, and negotiate offers until the sale closes.

Neither of those roles requires you to be a financial expert, a lawyer, or a marketer. It requires you to be organized, responsive, good with people, and willing to learn the process. Most of the skills that make someone great at real estate are the same ones that make someone great in hospitality, sales, education, or customer service.

To practice real estate in Minnesota you need a state license, which requires completing a 90-hour pre-licensing course and passing a state exam. The coursework covers real estate law, contracts, financing, and ethics. It can be done online at your own pace, typically in 4 to 8 weeks depending on how much time you put in.

That’s the only formal barrier to entry. And for qualified candidates, MKT will cover those up front costs. And you won’t have to pay us back until your first succesful closing.

The license gets you in the door. What it doesn’t give you is clients, systems, or any idea how to run a real estate business. Most new agents spend their first 6 to 12 months figuring that out on their own, burning through savings, and wondering if they made a mistake.

Joining a team means you skip that part. The clients, the tools, the support staff, and the training are already there. You focus on learning the craft and building relationships. We handle the infrastructure.
