What if my credit isn’t perfect?

That’s okay — you can still have options. Many buyers start with less-than-perfect credit. The best next step is to speak with a lender who can review your situation and either get you qualified or help you build a path toward buying.

Can I see a house tomorrow?

Possibly! It depends on the home’s availability, the seller’s preferences, and how quickly we can coordinate the showing.
If you already have a specific property in mind, send us the address and your availability — we’ll do everything we can to make it happen.

Do you do virtual showings or video tours?

Yes. We offer live video showings (via FaceTime, Zoom, etc.) and can also provide recorded video walkthroughs or Matterport 3D tours when available. It’s a great option for out-of-town buyers or anyone who prefers remote touring.

What if I find a house on Zillow or Redfin?

Just send us the link or address! We can tell you more about the property, check availability, and schedule a showing — plus, we may have additional context you won’t find online.

Do I pay anything to see homes?

No. Our services — including consultations and showings — are offered without upfront cost. We only get paid if and when you buy or sell a home (usually through the transaction itself).

What’s the first step to buying a home?

The first step is a quick, no-pressure buyer consultation. We’ll talk about your goals, timeline, budget, and must-haves. From there, we can connect you with a lender (if needed) and set up a personalized home search so you’re ready when the right home pops up.

Do you charge for a consultation?

Never. Buyer and seller consultations are always free — and there’s zero obligation to work with us afterward. We’re here to be a resource, whether you’re ready now or just starting to explore.

What happens after I reach out?

We’ll match you with the right person on our team based on your goals and timeframe. That team member will reach out (usually within 15–30 minutes during business hours) to schedule a consult and walk you through the next steps.

How do I make a strong offer in this market?

The best strategy depends on the property, how long it’s been listed, seller motivation, and competition — but here are some common ways we help clients write strong offers:

What’s your commission?

Real estate commissions vary and are typically discussed during a consultation.

  • For buyers, our services are usually covered by the seller as part of the transaction.

  • For sellers, we’ll go over commission details in your listing consultation — including everything that’s included in our service.

We’re always upfront and transparent about fees — no surprises.

Do I pay you directly as a buyer?

In most cases, no. Our compensation typically comes from the seller’s side of the transaction — not out of your pocket.

Do you charge for anything upfront?

No. Buyer consultations, showings, and seller consultations are always free. We only get paid if and when a transaction closes.

What if I need to sell my current home before I buy a new one?

That’s a very common situation, and we’ve helped tons of clients navigate it. There are a few main options:

  • List first, then buy: We’ll sell your home and time the purchase of your next one to align

  • Buy first, then sell: Possible with bridge financing or cash

  • Make a contingent offer: Buy your next home, contingent on your home selling

  • Rent-back options: Sell your home, then temporarily rent it while you close on the next one

Can I sell off-market or privately?
